Carlaw Park

Carlaw Park is a former flour mill, then gardens and most recently, the home of Auckland Rugby League. Now it is a mixed use development incorporating commercial buildings, a hotel, carpark and planned senior housing.

The commercial building uses an efficient 'H' layout to maximise natural daylight in to the floorplate, and has earned a 4 star rating under the Green Star system. Not only very cost-effective to construct, ongoing operational costs have vindicated the choice to build sustainably.

There is an important archaeological plot on site - a Chinese pottery shop from the 1850's. To avoid loading the unexcavated archaelogical remains, we had to cantilever the northeast corner of the four storey structure 13.5m in two directions to pick up the corner column. This required detailed construction sequencing and methodology advice to the Contractor to construct this part of the building in a controlled manner.

The NZ Green Building Council has done a case study on the project in pdf format.
