This was a Sir Miles Warren project, with Warren and Mahoney assisting with documentation, and a bit of management and observation. The apartments were integrated onto the site with the two existing heritage buildings, the Fleming and McKellar houses. These houses were classic heritage buildings with the McKellar designed in 1912 by Samuel Hurst Seager and Fleming in 1925 by Cecil Wood.
Most recently used as part of an aged persons facility, Wesley Home, the houses were in poor condition and a RC had been obtained to demolish the buildings. This apartment concept allowed the buildings to be substantially retained. Located on the corner of Bealy Avenue and Park Terrace with fantastic outlook over the river and park to the west.
The new building is approximately 3,200 sq meters over 4 levels plus a 1000 sq meter parking basement. Note there is only 13 apartments, average of 245 sq meters each!
The ground is pretty poor with plenty of peat layers and there were some complicated underpinning requirements, particularly round the end of Fleming where it was adjacent to the new basement. The new apartment was piled using screw piles, and tanked with the Volclay tanking system. Plenty of old diesel tanks were found during the excavation, and we had a perched water table at the south end adjacent to the ramp which led to some moisture issues with the basement.
A single storey pool house enclosure at the north end of the site contains a small lap pool for the residents, who will also be able to enjoy the landscaped rose garden in the "courtyard" between the buildings and Park Terrace.
